Problem managing AD/LDS replication propeties with AD sites and services snapin

I'm trying to setup multi-site AD/LDS replication.

Basically, I'm following steps described here: http://technet.microsoft.com/en-us/library/cc731246%28v=ws.10%29.aspx

When I connect to my AD/LDS instance with the Active Directory Sites and Services I can perform some tasks such as creating new site, subnet, siteLink, etc. objects, but I cannot change replication frequency because all the property pages are empty (it displays only General property page with the "No properties are available on this this object" message).

The issue manifests itself for both Windows 2008 R2 and Windows 2012.
